Before you book
How do we book?
By writing to Maurizio, through the form on this site or on WhatsApp. He replies with availability and the price; if you are happy with it, you confirm by bank transfer and receive a receipt.

The municipality of Sutrio charges a tourist tax. Maurizio will tell you whether it applies to your stay, and how much, along with the price.

Yes. For children up to three there's a cot, free of charge: ask for it when you book. The sauna and steam room are for adults only.

Who can use the sauna and steam room?
They're in Tramonto, inside the apartment: only the guests staying there use them, at any hour. Adults only, in sessions of 15-20 minutes. They're not suitable for anyone with heart conditions or high blood pressure, or during pregnancy.
Copy linkWhat is in the kitchen?
Everything you need to cook properly: induction hob with extractor, microwave oven, fridge-freezer, coffee machine, kettle, pots and pans, plates, cutlery and glasses.

No. Tramonto is on the ground floor, Luna on the first floor, Sole on the second.
Copy linkHow does the heating work?
Each apartment has its own thermostats: you set the temperature. In winter the house is already warm when you arrive.

Yes, in every apartment. You'll find the network name and password in the apartment.

Not indoors, e-cigarettes included. There's a smoking area outside, with an ashtray.

What are the check-in and check-out times?
Check-in is from 3 pm to 11 pm (tell us your arrival time beforehand). Check-out is by 11 am.

Maurizio will write to you before you arrive, with directions to the house: that's why we ask what time you'll get here.

Leave the beds unmade and the towels in the bathroom, wash and put away the dishes, empty the fridge, take out the rubbish, switch off the lights, close windows and doors. And send Maurizio a message.

How far are the ski slopes?
The Zoncolan chairlifts are about ten kilometres from the house, a quarter of an hour by car: you drive up to the plateau at 1,320 m, where you can park.

The 2026/27 season is scheduled from 5 December 2026 to 29 March 2027, snow permitting.
Copy linkHow hard is the Monte Zoncolan climb from Sutrio?
It's 13.7 km with 1,208 m of climbing. The first eleven kilometres are steady, at 8 per cent; the last three rise at 14 per cent, with ramps of over 20 per cent. From Ovaro it's shorter and harder.

Where can we shop for food?
In the village: the supermarket in viale Europa Unita, the Bon Pan bakery and La Vecje Becjarie butcher in via Roma, the Alto But dairy in viale Artigianato. The pharmacy is in piazza XXII Luglio.
Copy linkWhat can we do if it rains?
The Arta Terme spa is nine minutes away by car (call before you go). Half an hour away is Pesariis, the village of clocks, with its museum. And in Sutrio there's the Presepe di Teno, a miniature nativity village at via Roma 60: it's open during village festivals, in summer and at Christmas, and on request at other times.

Partly. The nearest railway station is Carnia, in the town of Venzone, 29 km away. From Tolmezzo to Sutrio there's bus 130 run by TPL FVG, the regional bus company: timetables are on its website. You'll need a car for the ski lifts and for day trips.
Copy linkCan we drive over from Austria?
Yes: the Plöcken Pass (Passo di Monte Croce Carnico) reopened on 22 May 2026, and is 20 km from the house. Short closures for roadworks are possible until winter: check before you leave.
